Development Outside Coors Field Could Open in 2021

A planned development from the Colorado Rockies outside Coors Field could open in 2021, bringing some new amenities to the area around the ballpark. 

A surface parking area outside of Coors Field dubbed “West Lot” is being eyed by the team for a mixed-use development. As part of the proposal, a series of buildings would be constructed to house a variety of features. Some of the amenities that could be part of the project include condos, hotel, dining, office, and retail space. Also part of the proposal is a Rockies Hall of Fame and event space, as well as a circular plaza between the buildings.

Several steps remain in the planning process, but the Rockies could begin construction later this year and complete construction on the development in 2021, according a recent update from a team executive. More from Denverite:

Construction of 13 floors of housing, shopping, offices and entertainment next to Coors Field could begin this year and finish up in 2021, according to a Colorado Rockies executive.

Early renderings show an open space with amphitheater-style seating around a huge brick circle with a Rockies logo at the heart of the “West Lot” development, plus a big screen displaying the game. At its borders, three high-rise buildings could include offices, stores, homes, hotels and more, with a sky-bridge connecting two of them. There also would be a two-story Hall of Fame.

“We’re developing it ourselves,” said Hal Roth, the team’s chief financial officer, in an interview after a council committee meeting on Tuesday.

The project will replace a surface parking lot next to the Wynkoop Street pedestrian plaza. The planners say that one of their main goals is to create open space for the public — a rare thing in the Ballpark area — and to keep visitors coming year-round.

As noted, there are still some steps remaining in the ongoing planning process. Rezoning to accommodate the project will require approval from the Denver City Council, as will a request for special taxing districts to support about $32 million in new infrastructure.

The site targeted for the development is owned by the Denver Metropolitan Major League Baseball Stadium District, but is being leased by the Rockies as part of a 99-year, $125 million agreement. That is part of a larger arrangement finalized in 2017 that also saw the Rockies extend their Coors Field lease agreement through the 2047 season.
