Anticipation is building for the expansion of St. Louis’s Ballpark Village, with some amenities opening this year and apartments being met with demand.
Developed as part of a partnership between the St. Louis Cardinals and Baltimore-based developer The Cordish Companies, the expansion of Ballpark Village adds to the existing mixed-use area outside of Busch Stadium. When completed, the next phase of Ballpark Village will be highlighted by a 297-apartment unit tower, 120,000 square-foot office building anchored by accounting firm PwC, new retail space, and a Live! by Loews hotel.
Ground was broken for the project in December 2017, and it has made steady progress since. The office building could be completed by August, while tenants have signed up for a reported 25% of the apartment units. The apartment building, which offer views of Busch Stadium and nearby attractions in downtown St. Louis, was one of the areas touted by project officials during an update on Wednesday. Cardinals President Bill DeWitt III and [Cordish’s vice president for development and managing director of multifamily housing Nick] Benjamin gave an update on the project Wednesday as they launched an interactive portal to give prospective renters 360-degree views of each unit in the apartment tower. Using drones to collect images that recreate what residents will see from their windows and balconies, the website offers sweeping views into Busch Stadium or toward the Gateway Arch and Mississippi River.
“There’s not one apartment that doesn’t have a special view of something,” Benjamin said.
A shared deck on the eighth level — above the already-constructed seven levels of indoor parking — will offer a bar and pool with views straight into Busch Stadium that are “basically a center field experience,” Benjamin said.
Rents are expected to range from about $1,300 a month for the smallest one-bedroom units up to $3,200 for larger two-bedroom units. Penthouse suites, as large as 2,600 square-feet, would rent for $7,900 a month.
Parts of the expanded Ballpark Village will open later this year, including the office building and retail space–which is slated to open in the fall. The hotel is currently expected to open in early 2020, with tenants moving into the new apartment building later in the year.
