New Office Space Added to Fayetteville Ballpark Development

Prince Charles Holdings, which is spearheading development next to a new ballpark for a Houston Astros Carolina League team, has upgraded the project to include premium office space in what could be the tallest building in downtown Fayetteville.

The investment firm has committed spending at least $110 million in downtown Fayetteville as part of the ballpark project, including spending on a new parking ramp that will be sold to the city. The plan also calls for the historic Prince Charles Hotel to be converted to high-end apartments and office space, with construction of a new hotel on the site.

The big change has the elimination of 150 residential units from the project and the addition of premium office space. That’s due to market demand, with two large employers negotiating space in what should become the tallest building in downtown Fayetteville. From the Fayetteville Observer:

Next to the hotel will be 84,000 square feet of office space instead of the 150 residential units. [Jordan Jones, the project manager for Prince Charles Holdings] said this premium office space is designed to attract top employers and possibly a business headquarters.

Jones said he has two businesses that are interested in signing letters of intent with the private investment company to lease the space soon.

“Since day one, we have wanted to use it as a tool to keep bringing private investment to downtown,” Jones said.

When finished, the office space will be the tallest building in downtown.

We are seeing most new ballpark projects in both MLB and MiLB have a particular focus on associated development. Ballparks like Target Field, Petco Park and Parkview Field certainly have had a positive effect on their downtown locations and been key in attracting investment for development. In this case, the ballpark will open in 2019 for the relocating Buies Creek Astros (High A; Carolina League), and the development will begin to take shape in 2020 and beyond.
